I. Introduction
The project is located in the southeast corner of US-1 & Yacht Club Drive and consists of 1.42
ac of developed land. The existing development consists of an 8,896 sf restaurant (Road House
Grill) which is to be demolished.
A commercial & residential mixed use is proposed to include 1,679 sf of office, 1,617 sf of
retail, & 18 residential townhouse units.
The access is to be provided by one existing "right turn only" driveway onto US-1 and two full
access driveways onto Yacht Club Drive including the existing roadway along the west property
line of the site. The two existing driveways onto Yacht Club Drive are to be removed.
See Exhibit "A".
The buildout is expected by the end of 2007. This report shall analyze the traffic impact of the
proposed project on the adjacent roadway system in accordance with Palm Beach County
Unified Land Development Code (ULDC) Traffic Performance Standards (TPS).

II. Trip Generation
Institute Of Transportation Engineers (ITE) Trip Generation, 7`" Edition, and Palm Beach
County approved trip generation rates were utilized to obtain the Average Daily Trips (ADT)
and the AM & PM Peak Hour Trips (PHT).

III. Trip Assignment
The proposed trips are assigned to the arterials within the Radius Of Influence based on the following:
North 50%
South 50%
A directional split of 50% is assumed on all affected links.
IV. Impact Analysis
The proposed project Peak Hour Trips are less than existing use. Therefore the project meets test-1 & test-
2 requirements.
The peak hour turning movements are indicated as Exhibit "B".
The proposed project is in conformance with Palm Beach County ULDC Traffic Performance
Standards.
