JUSTIFICATION STATEMENT
December 13, 2019
This application is a request to amend the Landscape Plan for Prosperity Harbor in North Palm
Beach, Florida. Given the most recent Landscape Plan approval occurred in 1998, the
amendment will bring the overall Plan up to date, as well as enhance the aesthetic and feel of
the community. Among the changes in the Landscape Plan Amendment are relocation of sabal
palms, and removal and substitution of certain trees and shrubs.
As an example, under the amendment the landscape island at the Guard House will see a
significant enhancement of its flora. The Pittosporum, for instance, will be removed and
replaced with Dwarf Oleander as groundcover, and the Pygmy Date Palms will be replaced with
the shrubs Rojo Congo Philodendron and Malaysian Orchid.
The above-mentioned examples are just a couple of enhancements the Prosperity Harbor
entrance will undergo with this Landscape Plan amendment. With the amendment, the
community entrance will become more vibrant and connected with the overall aesthetic of the
surrounding area. Furthermore, the as-built plan has been included to demonstrate that what is
currently on site differs from the approved landscape plan.
