Parking Waiver ❑ Reduction in the minimum parking spaces from 621 parking spaces to 584 parking spaces (-37 spaces) Village Code requires the following parking for the multiple uses on the subject site: Use Required Office - 1 space per 300 SF 45,585/300 = 152 spaces Retail —1 sparse per 2GG SF of 36,232/2 00 = IS 1 n ori-sto ra a area Medical Office — 1 space per 150 572.11 5G = 4 F Furniture Showroom — 1 space 4,165?400 = 11 spaces per 400 SF of sales area Restaurarnt — 1 per 75 S F of 14,911/75 = 190 + patron area plus 1 space per 1.5 11111.5 = 74 erg 1 ee(peak Dour Total = 273 spaces Total Parking Required 621 Total Parking Provided 584 Waiver Fie uested 37 Shared Parking Study Results ❑ A Shared Parking Study based on Urban Land Institute's methodology was prepared by Simmons &White (last revised April 19, 2017). ❑ The study reviewed the mix of uses currently existing on the site for both weekday and weekend demands. ❑ The worse case scenario for weekday demand occurs daily at 2:00 PM and equates to an excess of 68 parking spaces. ❑ The worse case scenario for weekend Saturday demand occurs at 1:00 PM and equates to an excess of 136 parking spaces. CONCLUSION- The mix of uses have different peak hours of demand and the existing parking is in excess of what is required during the peak hours. Waiver only requests 37 parking spaces. The Parking Study demonstrates an excess of 68 spaces, which is over twice the waiver request. Proposed Parking Condition No more than a total of 20,500 square feet of restaurant patron area square footage, inclusive of outdoor dining area, may be permitted the issuance of business tax receipts at any given time without the waiver request being submitted and approved by the Village Council. 54 _ Valet Plan -, ❑ Exl ng astwy s aJllahA El. a-sr>yces ro _ , n VALET STAND car "PMP 6 Site Plan 1:40 dra Plan Renew Apphwkn NZm AAMMa+Ne w Nrn I B $ Fx4tlng MJCHRK IM :. •."'. LJ Site is encumbered by existing underground and overhead utilities along with site lighting that restrict the type and size of trees that can be utilized. LJ The speed of travel, curvature of the road and site conditions result in limited sight lines into the site. ❑ Increased use of 60% of Palms will improve visibility and lighting to increase safety of patrons. .kd Lands ----------------- ------ ------------- ................. . . .............. ------- ---- - ------ . ..... ----- ----- ----------- - -------------- - ---------- ............. ----------- 0 Ah • r.
