ZONING BOARD OF ADJUSTMENT
ORDER ON VARIANCE APPLICATION
Applicant: J Marino & Sons, LLC (Property Owner/Applicant)
Property Location: 715 Northlake Boulevard, North Palm Beach, FL 33408
Legal Description: Lot 7, Block 37, Village of North Palm Beach Plat No. 3, according to
the plat thereof recorded in Plat Book 25, Page 175 of the public
records of Palm Beach County (PCN: 68-43-42-16-04-037-0070)
Request: Variance from Section 5-71 of the Village Code of Ordinances
(specifications for seawall and bulkhead construction) to allow for the
construction of a vinyl seawall with cap. The Code requires that all
bulkheads and seawalls be constructed of reinforced or prestressed
concrete).
THIS MATTER came before the Zoning Board of Adjustment on June 14, 2017.
After considering the testimony and other evidence presented during the course of a
properly noticed public hearing, it is hereby ordered and adjudged as follows:
Applicant's request for a variance meets the requirements of Section 21-21 of the
Village Code of Ordinances and is hereby APPROVED.
2. In accordance with Section 21-21(c)(2)b of the Village Code of Ordinances,
the Board's approval of Applicant's variance request is subject to the following conditions:
A. The construction of the seawall shall conform to the plans prepared by
Terragone Development Services, LLC and submitted in conjunction with the
variance request.
B. Signed and sealed engineering plans shall be required for the issuance of a
building permit.
