A RESOLUTION OF THE VILLAGE COUNCIL OF THE VILLAGE OF
NORTH PALM BEACH, FLORIDA APPROVING A MINOR AMENDMENT TO
THE NORTHLAKE STORAGE COMMERCIAL PLANNED UNIT DEVELOPMENT
TO AMEND THE SITE PLAN TO DEPICT THE LOCATION OF THE SELF -
STORAGE WALL SIGN AND MODIFY THE LOCATION OF THE MONUMENT
SIGN AND AMEND THE MASTER SIGN CONCEPT TO INCLUDE BRANDED
SIGNAGE; PROVIDING FOR CONDITIONS OF APPROVAL; PROVIDING
FOR CONFLICTS; AND PROVIDING FOR AN EFFECTIVE DATE.
WHEREAS, through the enactment of Ordinance No. 2015 -08 on May 14, 2015
( "PUD Ordinance "), the Village Council approved the Northlake Storage Commercial Planned Unit
Development ( "CPUD "), consisting of the existing Flagler Bank site and a proposed limited access
self - storage facility; and
WHEREAS, Section 9 of the PUD Ordinance provides that the Village Council may approve minor
modifications to the PUD by resolution without the necessity of review by the Planning
Commission, advertisement or public hearing; and
WHEREAS, the Applicant, Elro Signs on behalf of CubeSmart is requesting a minor modification
to the CPUD to identify the location of the proposed self - storage wall sign and modify the location
of the proposed monument sign and adopt a new Master Sign Concept for the CPUD incorporating
CubeSmart's branded sign design; and
WHEREAS, the Village Council determines that the request meets the definition of a minor
amendment to the PUD and that the adoption of this Resolution is in the best interests of the
residents and citizens of the Village of North Palm Beach.
NOW, THEREFORE, BE IT RESOLVED BY THE VILLAGE COUNCIL OF THE VILLAGE OF
NORTH PALM BEACH, FLORIDA as follows:
Section 1. The foregoing recitals are ratified as true and incorporated herein.
Section 2. As authorized by Section 9 of Ordinance No. 2015 -08, the Village Council hereby
approves a minor modification to the Northlake Storage CPUD by:
A. Modifying the site plan to adopt a new Sheet SP -1 prepared by Gentile Glas Holloway
O'Mahoney & Associates, Inc. dated March 20, 2017 to identify the location of the self -
storage facility wall sign and modify the location of the monument sign; and
B. Adopting a new Master Sign Concept incorporating CubeSmart's branded signage as
depicted on Sheet S -1 prepared by Gentile Glas Holloway O'Mahoney & Associates, Inc.
dated March 20, 2017.

Section 3. The Village Council's approval of the minor modification is subject to the following
conditions. Prior to the issuance of a building permit for the proposed signs, the Applicant shall
revise the site plan, sign plan and landscape plan to reflect the following:
A. The monument sign shall only display the tenant's name and building address on two faces;
B. The base of the monument sign shall be painted for consistency with the base of the Flagler Bank
monument sign;
C. The existing vegetation as approved on the CPUD landscape plans shall be relocated and
enhanced as necessary to provide for a continuous foundation planting around the monument sign;
D. The monument sign shall be setback a minimum of ten feet (10') and in alignment with the
existing Flagler Bank monument sign; and
E. The site plan shall be updated to reflect the modifications made during the building permit
process based on field conditions to the drop -off area located on the west side of the self - storage
building, specifically, the as -built conditions of the columns and the aisle width of the drop -off
area should be reflected in the site plan
Section 4. To the extent not expressly modified herein, all other provision of the PUD
Ordinance shall remain in full force and effect.
Section 5. This resolution shall take effect immediately upon its adoption.
