Central Ave., Suite 500 Phoenix,AZ 85004-1120 RE: North Palm Beach U-Haul Center 781065 Annexation 9225 Alternate A 1 A, Lake Park, Florida 33403 Dear Ms. Colbert: First and foremost, thank you ever so much for your correspondence dated June 1, 2004 in reference to voluntary annexation. We believe both of our interest will be well provided as the result of annexation. Our community has become more business friendly and U-Haul will have their investment protected by potential increased development and value. As to the pylon sign and landscaping we ask you to consider the following: during our most recent annexation, all non-conforming signs and landscaping were grandfathered for a period not to exceed two (2)years. In the rezoning and special zone overlay along Northlake Boulevard all signs had to conform to code within ten (10) years. In both areas (Southwest Annexation and Northlake) there has been a renaissance in both business. activity and general appearance, the vast majority of residence and businesses quickly and without urging conformed to the reasonable standards. There were in fact a few in violation and encouraged by our Codes Department. Your position on landscaping is understandable in that the property exists today as a service-retail center and if the use remains constant the necessity to enhance landscaping should wait until proper planning can be accomplished. We would therefore request you to reconsider, and accept an eight (8) year grandfather clause to exempt your property from conformance to existing codes on both the pylon sign and landscaping. As in our other annexation agreements the pylon sign and landscaping are considered non-conforming and subject to current codes if land is sold or transferred or a major revitalization. In conclusion; we are striving to accomplish a proper and orderly development along AlA not only in what we believe to be the best public interest but also in you and your corporation's interest.
