08-2004 Annexation Planning Statementz J < VILLAGE OF NORTH PALM BEACH ANNEXATION PLANNING STATEMENT August 2004 PLANNING STATEMENT: The Village of North Palm Beach Annexation Plan includes the following future annexation areas: • Lost Tree, Hidden Key, and Portage Landing — This area is comprised of the unincorporated areas of Lost Tree, Hidden Key, and Portage Landing located north of the Village's northern boundary. The Village's annexation plan is to pursue annexation of the Lost Tree, Hidden Key, and Portage Landing areas if it is determined that the potential annexation would meet the requirements for approval by referendum (see attached map) 1 Ellison Wilson — Southern Section - This area is comprised of the following: from the existing corporate boundary on Ellison Wilson to the north including all parcels on the east and west to the Village's northern boundary at the Winn Dixie Plaza (see attached maps). A lot located on the west side of Ellison Wilson Road is subject to de- annexation from the City of Palm Beach Gardens. The Village's annexation plan is to pursue annexation of the southern section of Ellison Wilson. • Southwest Neighborhood — This area is comprised of the following: the area east of Alternate AlA and south of the C -17 Canal that is not in the Village, and the area west of Alternate AlA and south of the C -17 Canal down to Northlake Boulevard that is not in Palm Beach Gardens or Lake Park (see attached map). The Villaae's annexation plan is to pursue annexation of the Southwest Neighborhood area. Areas Subject to Agreement with Palm Beach Gardens: The Village of North Palm Beach Annexation Plan includes the following areas subject to agreement with Palm Beach Gardens. •. Pelican Car Wash — This area is proposed for de- annexation from the Village. • Harbour Point Office Plaza - This office building located at the intersection of Monet Road and Prosperity Farms Road is proposed for de- annexation from the City of Palm Beach Gardens and annexation to the Village. • Ellison Wilson- Northern Section —This area is comprised of the following: from the Village's northern boundary at the Winn Dixie plaza to the north including all parcels on the east and west of Ellison Wilson Road to the current - - - Palm - -Beach Gardens corporate boundaries. The Village pursuing annexation of this area is subject to the area being removed from the City of Palm Beach Gardens future annexation areas (see attached maps). Ellison Wilson — Southern Section — Palm Beach Gardens De- annexation A lot located on the west side of Ellison Wilson is proposed for de- annexation from the City of Palm Beach Gardens (see attached maps). • Pirate's Cove — This area is comprised of the unincorporated area south of PGA Boulevard, east of Prosperity Farms Road, and north of Canal Road. This area is proposed to be eliminated from the Village's future annexation areas (see attached naps) in the Village's Comprehensive Plan. NOTES: The annexation of any or all of the above parcels is subject to detailed fiscal analysis by the Village.
