VILLAGE COUNCIL OF NORTH PALM BEACH, FLORIDA

ROLL CALL
Mayor Eissey called the Workshop Session to order at 8:37 p.m. All members of Council were
present. All members of staffwere present.
ESTABLISHMENT OF SIMILAR USES WITHIN ZONING DISTRICT
Village Manager Jimmy Knight reported that the Village received a request to locate a the
• flooring showroom within the CC Transitional Commercial Zoning District. Mr. Knight noted
that presently this is not a permitted use in that zoning district, although it is similar to other
allowed uses.
Village Attorney Len Rubin discussed adding language to the zoning code that would allow staff
to evaluate a particulaz use in regazd to the uses permitted in the specific zoning district as well
as the intent ofthe zoning district.
Councilman Hernacki requested that this language be added to the C-IA zoning district also.
Mr. Rubin advised that it is intended that it would apply to all the commercial zoning districts.
This item will be brought back to a Regulaz Session agenda after review and a recommendation
by the Planning Commission.
VILLAGE SHOPPES II REDEVELOPMENT PROJECT
Discussion was held concerning the request of Village Shoppes at U.S. 1, LLC for a lazge-scale
comprehensive plan amendment regarding the Village Shoppes II redevelopment project.
Mr. Knight advised that the Planning Commission, in its capacity as the Local Planning Agency,
held a joint public heazing with the Lake Park Planning and Zoning Board on 7/24/07. Mr.
Knight reported that at the Joint Special Meeting following the public hearing, the Planning
• Commission voted 5 - 0 to deny the application as submitted.

• Michael Sabatello of Greenberg Traurig, P.A., George Gentile of Gentile, Holloway,
O'Mahoney & Associates, Inc., and Andrea Troutman of Pinder Troutman Consulting, Inc. were
present on behalf of Village Shoppes at U.S. I, LLC.
Michael Sabatello discussed the history of the site and gave a presentation on the proposed
Village Shoppes II redevelopment project.
Extensive discussion ensued on the height, density, and scale of the project.
Further discussion will be held on this project after modifications by the developer pursuant to
the Council's discussion.

With no further business to come before the Council, the meeting adjourned at 9:52 p.m.
